When we think of concrete, we think it’s solid. But by nature, concrete is actually porous, which means that moisture can evaporate and move its way through capillaries within the concrete. This doesn’t seem significant, but across the surface of a foundation, that can amount to a lot of potential moisture coming from it, even if the concrete seems like it has cured and dried well. It is important to understand the moisture that exists within the surrounding soil of your foundation and to ensure that you have the proper measures in place to protect against moisture invasion.

  • The concrete may begin to deteriorate and eventually crumble over time.

  • Microbial Growth in the Presence of Moisture
    • Mold, bacteria, and other microorganisms love the presence of moisture. Concrete itself is not suitable for feeding microorganisms and mold, but over time, the concrete may trap various particles of dust, pollen, salt, and even other microorganisms. These all can feed other microbial life, and the moisture will cause the mold spores to attempt to colonize. As mold feeds and grows, it will produce an acidic byproduct that leads to damage of the concrete. Make sure to not allow moisture to linger on your concrete for longer than 24 hours—that should help prevent mold growth from occurring.
  • Increase/Decrease in Your Concrete’s pH Levels
    • As the relative humidity of your concrete rises, so does the pH level in the concrete. This can cause damage to your flooring, such as the failing of your floor’s adhesive bonding.
    • Meanwhile, should the concrete be exposed to things like salt or acid rain, it may lower the pH of the concrete. This can dissolve the calcium carbonate in the concrete. Should enough of this calcium carbonate be broken down, it can lead to the concrete crumbling.

  • Consider your air conditioning and heating and try to keep the temperature of your air and concrete around the same level. This can help prevent concrete sweating.
  • Use a dehumidifier to remove moisture from the air in your lower level and prevent condensation from occurring.
  • Consider waterproofing your lower level to help reduce hydrostatic pressure on your foundation walls, reducing the likelihood of foundation wall cracks and groundwater intrusion.
